First phase of reconversion of the TORCK site into a new urban development

Last friday Philippe Vermeulen gave a presentatation on the first phase of the recoenversion of the ancient TORCK industrial complex nto a new sustainable neighbourhood. This before the assemblde press and the Mayor Jan Vermeulen and counsil direcotrof mobility and urban development Bat Van Thuynen. Supported by the local govement AVALON has been instrumental on guiding this project through to obtaining a approved implementation. This in support of the architectural and urban designpartner A33. 

Between the end of 2013 and now, an extensive range of consultation moments took place between all actors in this project guided by AVALON L+E : city Deinze, OVAM, Flanders department environment (legislation vacant and neglected business premises), architects a33, consultancy and owner Saranta NV The latter is currently negotiating with various building groups for the construction of the project itself.

The intention was to tackle the building several years ago. This to put an end to litter and vandalism as soon as possible and to create a new quality living environment. But complaints from a distant local resident caused numurous delays.Both the local government, the residents as the developer involved now look forward to the long-awaited start and a have a smooth course or exicution.

Phase 1: signaling:

started 15.10.2018 - all local residents received a letter in the box with explanations about the adjusted circulation, so that the safety of the road users and the local residents is also maximized during the major works.

Phase 2: demoliton:

start 22.10.2018 - dismantling of the inside of the buildings and careful removal and removal of asbestos elements from the site, so that these elements can no longer pose a risk to health.

Then, as a final step, the buildings will be scrapped piece by piece up to and including their foundations. First the constructions in the middle of the site are discussed, and then the buildings on the side of the railway are dismantled. As a final piece, the side along the Ommegangstraat is being tackled.

The residual materials will first be processed and recycled on the site as building material for other applications.

The residual materials are removed from the sites of the Torck site via the 'Belgacom' sites (Liefkemeirestraat) to ring road and roundabout. Here, the trucks cross the access to the railway tunnel for cyclists and pedestrians, and safety measures arise. The bicycle and pedestrian tunnel will be closed during the daytime during the day and will be released in the evening and at weekends.

Aannemingsbedrijf Aertssen from Stabroek will be responsible for decommissioning and demolition works. The demolition works will take 4 to 8 weeks, depending on the weather conditions.

Once these works have been completed, OVAM will do a partial remediation of the subsoil. Contractor Group Van Vooren will coordinate the remediation works.
